Some terms and conditions on our relationship.

I Will…

  • I will be on time.  If I will be more than 5 minutes late, I will contact you.
  • I will photograph virtually every room of the property at least once.
    • I generally don’t shoot garages or closets, and I’ll only photograph the laundry room if it’s deemed worthy.
    • I generally do multiple shots of the master bedroom, kitchen, and common areas such as family room and living room.
  • I will electronically deliver photographs in a 4:3 aspect ratio (MLS preferred) in three sizes — print-, MLS-, and e-mail/text-compatible sizes.
  • I will move garbage cans if they’re on wheels and not too heavy.
  • I will ask you to move your car if it’s in front of the house.
  • I will provide stock photographs of nearby neighborhood or town features that you can use where allowed — check with MLS on whether or not you can use them.

I Will Not…

  • I will not clean — I’m not a cleaning or landscaping service.  If the yard needs raking, rake.  If the dishes need to be put away, put away the dishes.
  • I will not stage — I have no style, so if it’s more than turning on the lights and turning off the fans, don’t assume I’ll do it.  I probably think the bed looks fine the way it is; you might disagree.  And I’ve determined I can’t “drape” anything properly.
  • I will not be psychic — if there’s a specific shot you or the seller wants, tell me.  Barring that, I will take photos my 15+ years of experience deem best.  Any requests for specific photos after the fact will be charged a return trip fee of $100 + licensing per photo.
  • I will not hang around — I have things to do.  If the property isn’t ready to photograph when I get there and it doesn’t seem like it will be soon, see above about my cancellation policy.  If you want me to hang around and wait, there’s a $100 charge for each hour or fraction thereof.
  • I will not misrepresent the property — I won’t Photoshop out power lines, water towers, power poles, etc. or do anything else that misrepresents the property. I’m not licensed but you are and can get in trouble for that kind of thing.
