Preparing Your Home

Whether you’re a seller or a real estate professional, getting a home ready for photography isn’t as “common sense” as you may think.  Some things can be easily hidden, some things are more important.

I’m attaching here a PDF document that may help: Property Prep Document (updated 2024)

The Short Version

  • If your home looks like you don’t care about it, why should buyers?
  • Declutter. Clear off horizontal surfaces.
  • Replace any burned out light-bulbs: If you can’t maintain a light-bulb, what other home maintenance aren’t you doing?
  • Worry about the big stuff — wrap up hoses, get rid of a pile of magazines — not the small stuff (like a smudge on the window).
  • Dust hanging off the ceiling fans is not small stuff. Your fans should not look furry.
  • Imagine your mother-in-law is coming for a visit.
  • Does that really belong there?  No?  Put it away.
  • Clean up the dog crap.
  • Send the cat on vacation.
  • Hide the spouse in the garage.
